MonteCedro will be the Pasadena area’s first continuing care retirement community (CCRC) in 25 years. Sited on 6.1 acres with mountain views, it will model the new trend in senior living facilities; aging in place. Care and services will be provided on site such as a fitness center, pool, and spa to support health and wellness. Other amenities will include varied dining venues, an art studio, movie theater, business center, library, and performing arts/multi-purpose auditorium. A campus-wide Wi-Fi system will support an integrated life safety, security, monitoring and notifications system as well as resident communication using iPad technology.
In addition to 132 apartment and 54 villa homes in classic California style buildings, the project will include 20 Memory Care and Assisted Living units. The campus will consist of one, four story, 244,000 square foot main building over a 90,150 square foot, below grade, concrete parking garage surrounded by three additional, four story villa buildings totaling 87,200 square feet.
All floors above the garage and Villas will have panelized steel stud framing at walls, and panelized steel joist framing with one inch floor topping over metal deck at floors. The pre-manufactured, panelized system is projected to save construction time and cost. The EIFS clad buildings are arranged around shared courtyards, with retaining walls and terraced grading necessary to integrate buildings, walks, drives, and service within the sloping site. All buildings will be California licensed Retirement Care Facilities for the Elderly (RCFE). The primary CBC Occupancy Class is R-2.1, a new classification which contains enhancements above R-2 for construction type, fire ratings, and fire safety systems.
Intelisyn was contacted in October 2012 to assist with project and construction management requirements for MonteCedro. Services provided include negotiation and ongoing management of the guaranteed maximum price construction contract, and bidding, selection and management of owner contracted consultants, including low voltage systems design, and third party testing and inspection services. Based on the success of “The Covington”, an earlier senior living development in Aliso Viejo, ECS utilized the same firms to construct MonteCedro.
