Located on a 36 acre site, the original Senior Living community hosted 283 units when opened for operation in 1962.  The development is anchored by a  six-story Main Building (5 levels over semi-subterranean lower level) which is allocated to 48 Assisted Living Units and common-use facilities, including dining, recreation/assembly and medical/clinic spaces and administrative offices, with a swimming pool and spa at the exterior. The remaining 14 Assisted Living Units and 221 Independent Living Units are located in one-story cottage-type duplex and tri-plex structures distributed throughout the campus.

Proposed Redevelopment ($123M)

Front Porch has identified the need to redevelop the campus and is in the Entitlement Phase and final study to include 450 senior housing units.  Redevelopment of the site will be phased to allow for continuing partial occupancy of the living units, requiring maintenance of accessibility for resident circulation/convenience and Fire, Life Safety access routes and access for maintenance staff as well as availability of a required minimum number of existing surface parking spaces and other requirements as may be mandated by the City to sustain such “partial occupancy”. The Main Building will remain, but undergo renovation to satisfy current code/seismic standards, with improvements for facilities’ usage, accessibility, renovation of interiors and the building exterior for aesthetic upgrades. 

Intelisyn has been retained to assist the Owner in facilitating the RFP process for Entitlement studies, Design Services, Geotechnical testing and observation, etc.  The team assembled the schematic documents and all studies for the Preliminary Entitlement submission in November 2011.
