Walnut Village ($114M) is a Continuing Care Retirement Community (CCRC) located in Anaheim California on a 12 acre campus. Nearly 8 acres of the campus was demolished and reconstructed over a 24 month period in an effort to make way for the new facility. All construction operations were successfully completed adjacent to a 99 bed fully functioning skilled nursing facility.  The new 375,791 square foot facility consisted of 174 independent living apartments, a 14 unit Dementia care unit, 9 cottages and an aquatic and fitness center.   The independent living apartments were designed to provide a custom look and feel and boast 42 different floor plans constructed above a subterranean parking structure which accommodates 180 vehicles.  Offsite city street and right of way improvements were included as part of the project as required by the city of Anaheim.

Walnut Village was a multi phased development.  Phase 1, demolition of a 3 story independent living facility. Phase 2, construction of the subterranean parking garage and 3 story main building.  Phase 3, construction of 9 cottages. Phase 4, renovation of approximately 24,000 sf of skilled nursing space, Phase 5, provide new electrical service and generator to the skilled nursing facility.

This project received several awards including Continuing Care Retirement Community of the Year 2010 from 50+ Builders Magazine, Gold Award Best Small CCRC from the National Association of Home Builders 50+ Housing Council, Citation of Merit from Environments for Aging, Art in Public Places award from the Anaheim Arts Council and the Beautification of Anaheim Award from Anaheim Beautiful.

Intelisyn provided full Design/Construction management services from 2004 through 2009 and assisted with all aspects of the project development life cycle including entitlements, design, permitting, bidding, construction and owner move-in processes. Intelisyn worked with Front Porch to establish the initial budget and initiate the project funding as well as provide monthly reporting to the funding institution for monitoring purposes.
